# RealPage's revenue management and data products

**Question.** What are RealPage's pricing and data products, how did it assemble them, and what does RealPage say they do?

**Answer.** RealPage bought YieldStar from Camden in 2002, agreed in 2017 to buy the Axiometrics market-data business and The Rainmaker Group's LRO revenue management product (the LRO purchase closing at the turn of 2017–2018), and in 2020 announced AI Revenue Management, which it described as built on the foundation of YieldStar and LRO. In RealPage's own description, its revenue management software calculates an optimal rent for each unit from real-time statistical models drawing on a repository of lease transactions, a data pool which, together with its data science team and forecasting, it presents as a unique competitive advantage. The descriptions on this page are RealPage's own; the plaintiffs' allegations about how the products affect competition are set out on the case pages.

## YieldStar

- Analysis: On July 19, 2002 RealPage announced that it had completed the acquisition of YieldStar, a revenue management system for multifamily housing, from the apartment owner Camden, describing it as designed to optimise apartment pricing with yield models that adjust rents in real time to imbalances in supply and demand. RealPage said YieldStar would be the foundation of its OneSite revenue management system, drawing real-time data from property management systems including OneSite, Rent Roll and AMSI and comparable peer pricing from its subsidiary M/PF Research; RealPage listed its methods as competitive rent analysis using comparable peer pricing, supply and demand forecasts, a pricing engine based on price-elasticity models, and lease-term, renewal and concession price adjustments. Its 2010 prospectus called YieldStar a "scientific yield management system, similar to those used in the airline and hotel industries", enabling owners and managers to optimise for the highest combination of rent and occupancy; at June 30, 2010 more than 6,100 customers used RealPage's on-demand software to manage about 5.2 million rental units, including nine of the ten largest multifamily property management companies. ## The 2017 acquisitions

- Analysis: In January 2017 RealPage agreed to acquire substantially all the assets of Axiometrics, a provider of apartment market data, for about $75 million and to combine it with its MPF Research division, and announced a long-term relationship with Real Capital Analytics, a provider of multifamily sales transaction data; Steve Winn described the goal as becoming "the definitive source for accurate data intelligence" on every market-rate apartment in the United States. In February 2017 RealPage agreed to buy Lease Rent Options (LRO), used to price more than 1.5 million apartments, and related assets from The Rainmaker Group for $300 million in cash; it said the purchase would expand its real-time lease transaction data to improve the optimization of new and renewal lease prices, and estimated that fewer than 10% of owners and operators of U.S. rental housing then used data-driven pricing. RealPage announced antitrust clearance from the Justice Department on November 28, 2017, and the purchase closed at the turn of 2017–2018; RP Axiometrics LLC and RP Rainmaker Multifamily LLC appear among its Delaware subsidiaries in 2021. ## The data platform in 2020

- Analysis: RealPage's 2020 annual report describes four solution categories (property management, resident services, leasing and marketing, and asset optimization), each integrated with a central repository of real-time lease transaction data on prospects, renters and properties. Subsets of this "massive repository" are used to factor rental payment history into applicant screening and to build supply-and-demand and price-elasticity models that improve price optimization, and RealPage presents the data pool, its data science team and its forecasting together as a unique competitive advantage. Revenue Management is described as an on-demand yield management platform that uses real-time statistical models drawing on the lease transaction data to calculate an optimal rent for each unit, together with pricing advisory services and the MPF Research market database. It sits in the asset optimization category with Business Intelligence, which offers peer benchmarking and was expanded by the 2018 acquisition of Rentlytics, and Investment Management; the category produced revenue of $164.6 million in 2020, $147.0 million in 2019 and $129.9 million in 2018. [src-021]
- Analysis: The same report describes RealPage AI Screening as a tenant-screening algorithm combining machine learning, RealPage's proprietary database of renter outcomes and consumer financial data to predict a renter's financial performance over a lease. At December 31, 2020 RealPage had more than 31,700 clients using its on-demand software for about 19.7 million rental units, including each of the ten largest U.S. multifamily property management companies ranked by the National Multifamily Housing Council; no client accounted for more than 10% of revenue, and its largest client, not named, accounted for 5.8% of revenue in 2020. ## AI Revenue Management

- Analysis: On February 27, 2020 RealPage announced AI Revenue Management, a "multi-dimensional revenue optimization solution" acting on price, demand, credit criteria and leasing workforce and built on "the foundation of industry leaders YieldStar and LRO" and its data platform. A RealPage executive called it the most significant advance in revenue management since YieldStar and LRO were introduced about 15 years earlier and said early adopters in its beta program were generating 100–200 basis points of incremental yield. ## Later acquisitions and products

- Analysis: The 2020 annual report lists nine acquisitions completed in 2018 and 2019, the largest being Buildium (December 2019, $569.6 million), ClickPay Services (April 2018, $221.0 million) and LeaseLabs (September 2018, $112.9 million), and four in 2020: Modern Message (resident engagement software, $64.7 million), Stratis IoT (smart-building software, $64.8 million), Chirp Systems (smart access, $16.8 million including up to $10.0 million of contingent consideration) and WhiteSky Communications (managed bulk internet, $64.9 million); RealPage disclosed that the parent company of one of Chirp's significant selling shareholders was a RealPage customer with a board member who was also a RealPage director, without naming the customer or the director. A July 2026 release announced that RealPage had completed its acquisition of Cherre, a real estate data intelligence company; only the headline and opening lines are retained, without the price or terms. In a May 2026 newspaper interview chief executive Dirk Wakeham said that about a quarter of RealPage's revenue was enabled by some form of artificial intelligence and described its newest products, the Lumina AI Workforce agents for property teams, of which three of seven had been released.
